Detached New Construction
These ADU's are built from the ground up and are not connected to the main house on the property.
Garage Conversions
Garage conversion ADU's are created when one converts their garage into livable space.
Above Garage
A simple way to add an ADU to the property is by using the existing detached garage and either building livable space on top of it, or to the side of it.
Internal ADU's
A basement that is converted into an ADU must have a kitchenette, bedroom, full bath, and a door to enter and exit the premises.

Colorado is experiencing massive growth in ADU's due to lessening restrictions and impressive value add to properties. These detached living spaces, in many jurisdictions, allow for additional income opportunities such as short term rentals (STR's-AirBNB, VRBO, etc.) and long term rentals (LTR's). They can also be great places for in-laws to live, or out-of-state guests to retreat to while visiting.
